Property Watch: April 2026

The Canterbury property market has continued to show steady resilience heading into 2026, particularly when compared with the broader New Zealand market.

Canterbury continues to outperform

Recent data indicates property values in Canterbury have increased by around 2–4% over the past year, while the median price sits around $700,000–$725,000 across the region. National price growth has been largely flat over the same period.

This reflects a market that is stable rather than overheated, with Canterbury continuing to quietly outperform many other regions.

There are also clear differences within the region. Areas such as Selwyn remain among the most expensive, while districts such as Waimakariri may offer comparatively stronger value and future growth potential.

Buyer behaviour is also shifting. Activity is becoming more decisive, particularly for well-presented homes, while listings are gradually increasing across Christchurch and surrounding areas.

Overall, the market is best described as balanced and moving through a gradual recovery phase rather than experiencing rapid growth.
