Property Watch: August 2026
Winter produced solid property activity across Canterbury, with the region heading towards spring from a comparatively strong position.
The August 2026 LegalChat edition recorded 1,085 Canterbury property sales during July, describing it as the fourth-highest July result since REINZ records began in 1992.
The local picture was stronger than some national housing headlines suggested.

What does this mean for Canterbury buyers?
More inventory can create greater choice. That can give buyers more opportunity to compare properties carefully rather than feeling forced into the first available option.
But more choice does not remove the need for due diligence. A property that looks right still needs to be legally right for the buyer’s circumstances.
Before becoming committed, buyers should understand the agreement, conditions and property information that matter to their particular transaction.
What does this mean for sellers?
Buyers taking longer to make decisions can make presentation, pricing and realistic expectations increasingly important.
A clean legal process matters too. Issues involving title, documentation, settlement arrangements or historic property matters can create friction later if they are not identified early.
Spring may change the balance again
The August edition identified several factors worth watching as spring approached: interest rates, household costs, the approaching general election and the traditional increase in spring listings.
